Short Sale tips you need to know before listing your home
Before doing a short sale you should do some research and make sure it is the best avenue for you. If you are facing foreclosure, short sale or deed in lieu, your credit will be impacted for the next couple of years. Even if you are late 30 days or more on your mortgage one time, your credit score will drop on average about 60 points! If you already have bad credit due to late mortgage payments, having a short sale or foreclosure report will not be the end of the world. However, you should consider the long term impact it is going to have to your credit profile. Below are some common things you should be asking a realtor and thinking about before you list your home.
1) Realtor should be experienced in short sales
2) You may be responsible for the difference between what the house sells for and what you owe.
3) Know how your lender processes a short sale, what documents you need and how long it will take.
4) Are there any incentives being given to you from your lender for doing a short sale. Some lenders actually will pay you money to move out and list your home.
5) Keep your home in good salable conidition, it will sell faster!
6) Do not deal with anyone who want’s your deed to your home, it is a scam!
7) You do not need to late, you can ask to do a short sale even if you are current on your home.
8). See if you qualify for the government’s HAFA program Home Affordable Foreclosure Alternative
These are just some of the things you should be thinking about when you list your home.
If you are in foreclosure and you are going to list your home, find out when your house is going to go to auction, unless you have your home under agreeement, the bank usually will not postpone a sale of a home.
Remember the short sale process can take some time, make sure this is the right choice for you and remember it can impact your credit for a long time, up to 7 years.

I’m looking to move house?
I’m looking to move house, into either Gloucester itself or somewhere near enough for early morning short commuting. I don’t know how to work out what kind of mortgage I’ll be eligable for – I’m a first time buyer earning £20K as a teacher. Someone once mentioned to me something about getting help from the LEA or council toward housing as I’m a teacher but I’m not sure what they were talking about. Any help on those things would be appreciated as would some tips on whereabouts in Gloucester is good to live (eg relatively nice area, probably ok re-sale potential). Thanks

Ok, I have an LLC with a dba on a retail store (California). I’m looking into completing the sale in the next 2months. I read somewhere that a business can be sold as the LLC as a whole, or be sold as assets being broken down. Is that true and if so, is the advantage in selling the entire LLC really at a 15% tax vs 33% tax braket?
Are there any tips in lower my capital gains tax on ($700k selling price). Meaning can I invest that gain into paying off my $400k mortgage and only have to pay taxes on the $300k or even buying a second home with $500k down and pay taxes on $200k?
