I have a house mortgage with my mom as the cosigner and i am going to be getting a divorce what legal rights, if any, dose she have seeing that she is not on the lmortgage. i live in utah

If you give up the house to your ex, you sign a “quit claim” deed which changes all payments and ownership over to her. You may want to check with your attorney about reclaiming the house if she fails to make the payments. I have found that not all creditors accept the courts decisions for debt.

You don’t provide enough information. A cosigner has the right to repay the note if the signer defaults. That’s all. If you mean they are co-owners, that’s different. Since you don’t say who owns the house, how it was purchased, and in whose name the deed is recorded, you can’t get good answers.
