Current Fixed Mortgage Rate Review
Mortgage rates experienced a sharp decline we have seen on the peed from the last few weeks. Current fixed mortgage rate has come down from the peak intensively in June 2009. The most obvious thing to this is that the world economy in general and in particular the U.S. economy showing signs of recovery end. Some economists even say that we have not seen the bottom yet!
US Treasury rates have decreased significantly with increasing poverty. Federal Reserve Bank does not want to touch interest rates in the near future. This situation may be to keep the Fed funds target rate between zero percent and one-quarter of a percentage. The U.S. economy is unlikely to rebound quickly. Even the European Union also move estimates for economic recovery until late 2010 or early 2011.
In the last month in mortgage interest rates for 30-year mortgages remain close to six percent, and today they are back to almost five percent. The average 30-year fixed mortgage rate at 5.20 percent. This price is much lower than 5.40 percent from the previous weeks. The average re-finance mortgage rate is also stable at 5.20 this week. And the 15-year fixed mortgage has a lower price this week. They are currently at 4.72 percent, sharp decline from 4.87 per cent from the previous week on average.
With historically low current fixed mortgage rate, largely a response to government intervention as the purchase of more than $ 1.4 trillion in mortgage-related debt, helping to restore stability in the hard-hit U.S. housing after three years of diving. Nine million more Americans may be eligible for refinancing with President Obama Making Affordable Home Program.
High unemployment and fear of job loss of appetite have been held, although interesting homebuyer loan costs and discount house prices, Department of Labor reported that the unemployment rate fell to 10 percent in November from a high 26-1/2-year from 10.2 percent in October.

When should my remortgage start?
My current deal finishes on 31st May so to make sure that I don’t have to pay any of the full rate does that mean that my re-mortgage shouldn’t happen until 2nd June?
It should start on the next working date after the 31st May, this may include a Saturday depending on the bank/mortgage lender, or it can start earlier than the 31st May unless you will have to pay an early repayment charge.
My daughter wants to buy a condo in the Puget Sound area ASAP, but she just started working full-time. How.. ?
My daughter just graduated from college and is making about $50k a year. She has about $5k saved up and would like to buy a condo ASAP.
Her credit scores are low now since she just started woking full-time in late June.
What is the earliest time she will be able to get a loan to buy a condo? Does she have to wait for one year before she can get a loan?
Which institutions would you suggest that she can go for a mortgage loan with good rate?
What should she do to increase her chance of buying a condo ASAP?

I’ll try to break this down for you a little.

A. No she does not have to wait one year, but again it depends on her actual credit score. Also, if she entered into the job market for which she went to school for, some lenders can use that in conjunction with her actual job length to show a longer period of time.

A. I would suggest she go to AT LEAST three mortgage brokers who are licensed in the state of Washington and make sure she compares two very specific documents they are required by law to give to her. One of those is the GFE (Good Faith Estimate), and the other is the TIL Disclosure (Truth in Lending ). With these two documents she can truly compare apples-to-apples and make sure she is getting the best deal.

A. Find the best Broker out of the three that she feels like they are truly helping to educate her.

A. Yes. The pacific northwest is on the bottom of the real estate curve as compared to other geographical locations, IE: California, Nevada, etc.

PS. Please tell her to make sure to shop around. At least three different Brokers. Also, one of the things a Broker may say to keep her from shopping is to say her credit score will drastically drop if everyone pulls her credit. If they say that, tell her to look somewhere else for her loan.
