Jacksonville Foreclosures are done according to the provisions of Florida state foreclosure law. In this city, mortgage at the time of loan approval are not signed between lender and borrower. Mortgage in terms of economics is a deed of trust. As per this trust, property of the homeowner is the guarantee for lender. Some of the defaulting borrowers repay the amount in these twenty days and get rid of foreclosure. Those unable to do this repayment are summoned by the court for hearing of foreclosure plea.

During the foreclosure hearing of distressed homes all parties are summoned. Court listens to them carefully. Intent of payment (for the borrower) is also given prior importance. If the court senses substantial default and negative intent to pay the default amount on behalf of the borrower foreclosure plea is approved. Court orders for an open auction on the said property to enable the lender to get back his money. Along with, other lien holders are also given importance during this process. Homeowner is at the losing end of judicial foreclosure pyramid. That is the reason why many homeowners are now selling their homes at pre-foreclosure stage.

Auction of Jacksonville foreclosures properties is open in nature. It means all American citizens can take part in it. For participation, a required amount should be deposited with the designated authority before the date of auction. On the auction date, all participants bid and the priority is given to the highest bidder. Winning the bid is not enough. The winner has to deposit rest of the amount (value of the home minus deposit made) in an assigned time period. Any failure in this regard, ceases deposits of the highest bidder.

Can out-of-tuition cost be cut when I live near the border?

I’m going to start off as a senior in high school, but I’m concerned about college. My parents and I have been living in Georgia for almost ten years now, in a small town 30 min. from Jacksonville. I don’t want to go to a school in GA, since most of my family lives in FL and I want to go to UF. The only thing keeping us here is the house my parents still have a mortgage and the market is not going to have eager buyers anytime soon. I plan on living and work for my aunt in Jacksonville and attend UNF, then transfer to University of Fl. I fear if I go to my local technical college, transferring credits will be difficult, but will UNF give me some sort of price break? My parents run a struggling small nail store, and I’m already working on scholarships, but there is no way that I can pay for all out of state tuition cost without large loans and debt. Please advise me.

Move to your Aunt’s house right now and finish HS in Florida.
Otherwise, you can graduate where you are, then move to Florida and live there a year [not attending state-supported education] to establish residency.

If your local tech college is regionally accredited, the academic courses should transfer easily.

You are smart to avoid debt. I know plenty of graduates who make decent money, but live in near-poverty because of school loans.

How do condo maintenance fees compare to property taxes?

If you buy a condo, rather than a SF home, do you still pay property taxes to the county every year? If not, how much more would the yearly maintenance fee in an average nice condo complex be, compared to property taxes for a home appraised at about the same value? What about all the benefits included with the condo like pest control, security, laundry accomodations, outside lighting, etc. – would the value of those add up to the difference or close to it?
Thanks for any insight. I lost my husband 4 weeks ago, almost immediately after we made our final payment on our mortgage and owned our house free and clear. It was unexpected and I will be selling our house and moving to Jacksonville (I currently live in Central Florida) to live near family members there and am just now starting to consider what type of home I will want.

I’m so sorry for your loss. I’m with the previous poster. Stick with what you have for now. Maybe rent out the house in central Fla to someone you know (and trust to pay you!!) for enough to cover your rent at an apartment in Jacksonville.

You really should not be making major life decisions right now. If you do insist on making this decision right now, I would lean toward the condo, since you wouldn’t have to deal with the maintenance of the property, and you can focus on yourself and the healing process.

Also, be sure you don’t mention the loss of your husband to ANYONE who is a party to your real estate transaction. That just tells them that you are more emotional right now, and they could try to use this against you. Sounds sick and sad, but it could easily happen. Especially in the current Florida real estate market.
